The Matex Project is prominently located in the centre of Jailor Bahru Central Business District, facing a well known major road, "Jalan Wong Ah Fook" and "Jalan Trus". Jalan Wong Ah Fook is a major thoroughfare in the Johor Bahru CBD and commercial district_ The building component of this project consists of two high rise towers and a podium block. One tower is designated for luxury hotel usage and has more 270 rooms and is 19 storey high. The other tower is a high-end condominium and has more than 330 residential units, with a variety of unit types and is 33 storey high.

Designed with regards to human scale with a cozy feeling, the hotel grand entrance is located at ground floor and 2nd level. Its main hotel lobby is sitting on the roof top of the podium block. This is in line with the New York style of Boutique Hotel concept. It provides maximum privacy as well as security for the guests and occupants. Furthermore, on this roof top of the podium, it has major hotel facilities, all days dining & cafe outlets, swimming pool, kids play ground, spa & gym and convention facilities. This conventional venue has one ballroom with 200 seating capacity and two function rooms. Both of them have operable dividing walls and can be partitioned into smaller rooms for smaller functions.

For facade treatment of the hotel tower, the tower is clad with full height low-E glass. This elevational treatment exudes a highly sophisticated and urban impression for the City of Johor Bahru. For the main tower of condominium, the balconies are provided with glass railing panels. This treatment and design matches and compliments the hotel facade design as well as the city life for the residents. The combination of these two towers make a unique skyline and impressive urban profile for the City of Johor Bahru.

One of the most important and significant factor is the location of this building within the urban network and circulation in this area. Kompleks Tun Razak (KOMTAR) is located in front of this building, just across Jalan Wong Ah Fook and the JB Convention Centre is behind, just across Jalan Trus. Once completed, this project, and through the Matex Tower, all city facilities are linked up together by proposed overhead bridges and interconnected with all the different city facilities. These urban benefits are not only for Matex Project residents and users but also the City of Johor Bahru, its people and the future development of ISKANDAR.
